Why Southaven Lawns Behave the Way They Do
Southaven is really two lawn towns in one. The north side, up along Stateline Road, went up in the late 1960s and 70s. The south side was built in the 2000s. Same city, completely different problems.
Two Towns, Two Problems
North of Church Road, homes date to the late 1960s, that is 55 years of shade trees, thatch, and packed‑down ground. South of it, most homes went up between 2000 and 2009 on graded lots in full sun. A program that fits one side is wrong for the other.
Your Soil Is Naturally Sour
Dirt here is more acidic than grass likes. When it is off, fertilizer cannot do its job, you can feed a lawn all year and still not get the color you paid for. Lime corrects it. That is why lime is part of the program and not something we sell you on the side.
There Is a Hard Layer Underneath
A couple of feet down, our soil turns into a dense layer roots cannot push through. Water sits on top of it in late winter, then the ground above it dries out fast in summer. That is why the same yard can be soggy in February and burnt up in August.

South Southaven grew fast in the 2000s. When a builder grades a lot, the good topsoil usually goes with it, and the sod ends up sitting on packed subsoil. That is why new sod can look great the first year and struggle the second. It is not the sod, it is what is underneath.
Water Has Nowhere To Go
Almost half of the creek basin Southaven drains into is now rooftops and pavement. Rain that used to soak into farmland runs off instead, which is why the low corner of your yard stays wet while the high side dries out first.
Armyworms
In 2021 they hit DeSoto County hard enough that crews here were treating thirty lawns a day. They love bermuda and can chew a lawn down to nothing in about two days. We watch for them in late summer and treat with a spray, granules just fall past them.
What Grows Well in Southaven
We sit in a stretch of the country where grass is genuinely hard to grow, too hot in summer for northern grasses, too cold in winter for southern ones. Nothing here stays perfect on its own.
Bermudagrass

My yard is new construction and it looks terrible. Why?
When builders grade a lot, the good topsoil usually goes with it, and the sod ends up on poor, packed‑down dirt. Aeration and steady feeding turn that around. More water will not.
